Selling Real Estate Using Twitter

At all real estate meetings, boot camps, or seminars the topic of advertising comes up. Everyone will mention Facebook (that's a whole different story) which is likely closely followed by a comment about Twitter. So... let's evaluate is Twitter valuable? If it IS worth it, how can you best use it for the best results? First, lets look at just what Twitter really is and what it can accomplish for your marketing efforts.

Twitter.com is a site where an investor can create a profile and become a "micro-blogger" Twitter is like a typical blog (aka web-log) in that it lets you say anything you want to say to anyone and everyone who will view it - with one exception. Twitter only allows a subscriber to express themselves--0 characters at a time. So it's a kind of like using you cell phone to send the world a brief text message. When you locate a profile of someone whose "tweets" you are interested in, you can "follow" them - whenever they post anything new, it will be visible on your Twitter home page. If anyone finds YOUR profile and follows YOU, then you will be alerted that someone is "following" you. Now that you are aware of the basics, let's discuss making this a powerful and PROFITABLE tool for you.

Because the old adage "Out of sight, out of mind" is usually true, you'll need to stay active with your "tweeting" you should be posting at least once a day. Find something to say specific to real estate - something that other people will find useful. If you just start blasting info about properties you have for sale, it probably won't get you as far as you hope. After all - when was the last time you opened and read an email from someone trying to sell you something?

If you give your followers information they can use or information they find interesting (even if it ISN'T about real estate) then you'll have an opportunity to keep their attention. Twitter, like other social networking sites, is a good way to connect with others - just keep in the forefront of your mind that they're people and want to be acknowledge like people. They aren't money makers. So connect when a person follows you, send them a short personal message letting them know you appreciate it.

Remember that being real with others and giving thoughtful content is what Twitter is made for - the profit will follow if you treat people like people and post routinely so that your Twitter marketing is constantly on the radar! What Goes Into ETF Trading

An exchange traded fund -- which is what an ETF is -- can be a great investment vehicle for those who are looking for solid rates of return on investment and who have the time to delve a little into the intricacies of ETF trading. Basically, ETFs are what are called "index funds" because they track one of the major market indexes out there, such as the S&P 500.

They sometimes are also what are called "trusts." Either way, they usually are constituted much like mutual funds in that they contain a basket of various securities. Also, they are listed on a stock exchange and can be traded all day long, which the industry refers to as "intraday." This means that trading activities in the fund are looked at on a trading day basis.

There are over 100 different exchange traded funds listed by the American Stock Exchange. These funds represent a wide range of indexes and market sectors, including industries, all of the broader stock market indexes, most sectors in the markets and also international regions around the world. An ETF can also engage in representation of Treasury and corporate bond indexes.

Those investors who are thinking of participating in ETFs should know that investors will be buying and selling shares based on the collective performance of a particular portfolio which is treated as a single security. The benefits to such trading activity are numerous, including that this combines stock investment liquidity with the stability of investing in index funds.

Any size investor (large institutional or small individual) will readily see the numerous advantages to participation in an exchange traded fund. Small investors normally are participating through a trading system, so keep that in mind. Costs involved in running an ETF are usually much lower and -- as they are not indexed based -- management fees are also very low.

This is particularly attractive, and is made possible because an ETF is not considered to be actively managed on a very close basis. In other words, there are not a lot of movements in the fund that require management to get involved on trades and such. This is supported by the fact that studies reveal that there is no advantage with actively managed funds over these kinds.

ETFs can operate in this way (meaning non-active management) because they tie their net asset value on each trading day to the assets that underlie the fund. This can make an ETF extremely transparent because it tends to replicate the holdings that are contained in the index that the ETF is tied to and which it tracks on a daily and intraday basis.

Many small investors of the non-institutional variety go one of two ways when trading in an ETF; they usually trade all day or they make their moves to single trades carried out at at the end of the day. Leveraged Short ETFs

A short ETF returns the inverse of the index it is linked to. For example, the ProShares Short Dow 30 ETF (DOG) will return the inverse of the Dow Jones Industrial Average (DJIA) on daily basis. If the DJIA falls by 2%, DOG rises by 2% and if the DJIA rises by 2%, DOG will fall by 2%.

During the past few years, the number of Short ETFs has risen dramatically. Short ETFs not only cover the major stock indices like the S&P 500 or the DJIA but also different sectors like the energy, utilities or technology. You will even find Inverse ETFs on currencies now. Short ETFs are also known as Inverse ETFs or Bear ETFs.

You will even find leverage short ETFs. A leveraged short ETF gives the trader leverage without the use of margins. The ProShares UltraShort Dow 30 ETF (DXD) rises 2% when the DJIA falls by 1%.

Over the years, short ETFs have risen in popularity with the investors and hedge funds. Short ETFs give you an excellent opportunity to profit from the volatility in the market and the major indices.

Short ETFs are a great product as they have created new opportunities for traders. A trader had to actually short sell stocks to take advantage of a market drop before the introduction of short ETFs.

Traders are not allowed to sell short stocks or ETFs in their retirement accounts. In the past if the market was dropping, the trader had to go against the trend and buy or else move into cash or fixed income. Short and leveraged ETFs provide traders with new opportunities.

Ever wanted to trade international stocks? Emerging markets give a higher rate of return as compared to the mature economies. China is one example that garners a lot of attention. The Shanghai Index in China rose 100% in 2007. In the first quarter of 2008, the Shanghai Index was down 35%. Assume you have a portfolio of $100,000 composed of 75% stocks and 25% money market fixed income. As a long term investor you can take advantage of short ETFs to hedge your portfolio position.

The forecast of the market for the next six months is not good. But you are reluctant to sell your stocks due to tax reasons. Suppose the market falls by 10%. Your stock portfolio falls by 7.5% assuming the same ratio between the market and your portfolio. - 23162
